Position Overview:

Alterra Property Group, LLC seeks a Transactions Associate to support our Transactions Team with due diligence in the Industrial Outdoor Real Estate (IORE) sector. This role ensures that all acquisitions, dispositions, and financing transactions adhere to internal policies and industry best practices. The ideal candidate has a strong understanding of real estate transactions, accompanied by excellent organizational and communication skills.

Key Responsibilities:
  • Support Due Diligence Team with coordination of legal and financial documentation.
  • Ordering and tracking third-party reports.
  • Track and confirm adherence to internal approval processes.
  • Maintain and update deal files and tracking checklists in accordance with transaction protocols.
  • Review and document materials delivered from a seller and disbursing same to relevant team members and/or third-party vendors.
  • General review of leases to identify potential concerns to the Transactions Team.
  • Preparation of tenant Estoppels.
  • Assist with Closings – work alongside title companies in connection with preparation of prorations and closing statements.
  • Assist Due Diligence Team in connection with financings.
  • Preparation of SNDAs.
  • Vetting title/survey Affidavits.
  • Assist Due Diligence Team with one-off or portfolio sales.
  • Work with Finance with respect to payment of post-closing legal and vendor invoices.
  • Work closely with Transactions, Legal, Leasing, Finance, Risk Management and Asset Management teams to support seamless deal execution.
  • Liaise with external counsel, brokers, and third-party vendors.
Requirements:
  • Bachelor’s degree; Paralegal certification a plus.
  • 2–4 years of experience in legal real estate transactions (industrial/outdoor asset experience preferred).
  • Strong analytical skills and attention to detail.
  • Excellent written and verbal communication skills.
  • Ability to manage multiple projects in a fast-paced environment.
  • Proficiency with Microsoft Office, Avid and Excel.
